I lost my job and owed rent. 4 mos. I was constantly informing my landlord of the steps I was taking to pay my arrers. I found a job in Feb and immediately b'gan payn my arrears. I took a loan 2 pay for the 4 mos owed, I began to pay. the loan process took a month, howevr, I was still paying the current months. as soon as I got the checks i gave them to the super & the management office was supposed to stop the eviction procedure.They didn't, came hom found a lock on my door and left my poor dog inside. I was hysterical, i didn't think the LL cud do this after i paid off my rent arrears. Does N E 1 know if this is legal? After a long battle on the fone with him, he let me in the apartment, but I was very upset, also, the stove never worked from the X I moved in, two years, now he wants for me to pay for the legal fee's he incurred & raised my rent 8.00 for stove. IS this legal? Other wise he said he would continue the eviction process.

How many Landlords here are sick and tired of the laws that allow deadbeat tenants to abuse the system? (Answers: 5) (Comments: 0)

The laws when followed to the letter allows three months to whenever (in most states) to legally evict deadbeat tenants from their rental unit. Most of the time they damage it or even destroy it beyond rentability. If you could change the laws that deal with Landlord/Tenant issues......would you? What would you suggest? The Landlords of Vermont are trying to change the Landlord/tenant laws. We want it to be a criminal act when tenants don't pay rent or damage the property. Landlords/tenants, (UK) does this sound right? (Answers: 9) (Comments: 0)

Im moving into a new flat in December, and my landlord (a company) has asked for a month in advance and a months deposit, which is fair enough, but they have also asked me for a £60 for a credit check, £60 for 'legal fees' and at the bottom of the application it said a further £100 on top of the first months rent! This adds up to an extra £220!! Is this right, can they do this? What can I do? Serious answers only please.

I'm a French writer and would like to hear lots of stories, either funny, comical, sad, romantic even ?, dramatic etc....between landlords and tenants. I had a landlady who used to enter in my flat while I was out.. and watch TV !!!! or a landlord + wife who used to come in without knocking at the door and go to the 'little room' (to be polite) in the tenants apartment !!!!! , or some others would decide to come and paint the shutters very early on a Sunday morning, with no previous notice !!! that's the sort of stories I'm looking for .. let's have fun ! MERCI

All landlords should tenant screen potential consumers. I do believe if a difficult financial situation arises and you have been in good standing with the landlord for years, then they should be a little more leanent.

A landlord credit check is something I use to help me make my decisions on prospective tenants. I understand people might have credit problems, but I have a decision to make and I need to make the best decision which includes, "can this person afford to live here and be a good tenant". The landlord credit check provides a very good outline of this person and I recommend to include this at all times.

When dealing with tenants and a tenant screen you have to do everything by the book . If their lease says there is a penalty for late payment , enforce it . In most cases verbal agreements are very hard to enforce . It is always better to have everything on paper .

Just reserve your landlord credit check for serious applicants who have viewed your property and are truly interested in becoming your tenant.To get your hands on someone's credit report, you will need to turn to your local credit reporting agency. Every credit report will usually about $20 to $30 and it's up to you to decide whether you or your tenant will be paying for it.

Allot of landlords have history of getting money out of people and evicting them as there way of screwing them over I learned from experience to always have a back up plan for court and to do a landlord credit check before any serious paperwork.

Although I personally have owned rentals in 4 different states, I am more experienced in New Jersey, so I can speak from that vantage point. In the state of New Jersey, the last time I checked, the tenant has 30 days to retrieve any items they left behind. However with that said, it is not 30 days from the day they move out, it is 30 days from the date you file the paperwork that the tenant moved out.

In Trenton, once the 30 days has lapsed, you can basically do whatever you want with it. I normally donate it to charity, and that is the God's honest truth. If I kept all the stuff left behind by tenants, I would have no room in my own house. I know some landlords sell things on eBay, etc, but I just don't have the time for that. You'll have to check to see what your area allows and then decide what is right for you.
