Can my landlord credit check the address before I leave? (Answers: 1) (Comments: 0)

My Landlord has said she is going to credit check the propert before I move out. I'm worried that she may find something negative and withhold my deposit. There is nothing in my tenancy agreement about this so, can she do this?

Can a landlord run a credit check with JUST a Drivers License #? What I mean is...Do they ABSOLOUTELY need the SIN number to do a check? I filled out a rental form but it said the SIN was optional so I did not provide it. He told us he needed either a SIN# or a DL#/. Do you think this is just to cover his ass because the tenants before him trashed the place? OR do you think he intends to do a credit check?

I feel like a failure as a landlord, any suggestions to improve? (Answers: 7) (Comments: 0)

I have tenants and even though they seem to look good on paper (through credit checks, references, past landlords, etc) they don't ever turn out to be good and in the end I loose out. I have to pay for evictions and clean up their disgusting messes. Then, of course, there is another issue with damages. To be honest, I can't stand the phone calls of "how do I use a plunger?" Being a landlord isn't my desire or full time job. I rent out a house we aren't able to sell because of the market. Any suggestions on how to improve? What I've tried: 6 months of paying on time or early, equals a $50 discount on rent each month for the next 6 months Leaving a higher security deposit As I already stated, thoroughly check their application and follow up with calls to past landlords, credit checks, etc. What else? I have to be doing something wrong...3 tenants in a row have been horrible... Also, just to let you know, I live about 10 hours from my rental property but have a home warranty on the house and a local handy man. Do you think tenants take advantage because they know I can't just knock on their door whenever I want? I don't have emotion put into it when I have them move in. I also don't need the "bible" because I have my home warranty company (they take care of most things in the house) and my handy man (who does anything from repairs to all maintenance). I have all of that in place, along with an application. I need to know what else I should do to try to get the right people to move in and keep them paying. They always start off so good then about 6-7 months into it it falls to pieces.

how long does it take to recover from bankruptcy in new york? (Answers: 2) (Comments: 0)

I am considering bankruptcy the only thing i am concerned about is how long it will take to recover from it, as in being able to get credit again. also, most landlords require credit checks/reports. i am living with my fiance. it is his apartment and his mother lives there and we cant stand her. the apt. is 1300 a month and we cant afford it w/out her. my concern is having credit in case we need to move. im not worried about credit cards to go shopping anymore (i learned the hard way). im worried about having a place to live. i am 3 months pregnant and of course i want a house someday but for now im worried about landlord credit checks. does bankruptcy depend on the indivdual? my friend whos mom lives in pennsylvania filed for bankruptcy and started obtaining and building credit a year later. is that possible? so my question is is can i find a place to live with no credit (my fiance's credit is shot too) and how long will it take to recover from bankruptcy.

All landlords should tenant screen potential consumers. I do believe if a difficult financial situation arises and you have been in good standing with the landlord for years, then they should be a little more leanent.

A landlord credit check is something I use to help me make my decisions on prospective tenants. I understand people might have credit problems, but I have a decision to make and I need to make the best decision which includes, "can this person afford to live here and be a good tenant". The landlord credit check provides a very good outline of this person and I recommend to include this at all times.

When dealing with tenants and a tenant screen you have to do everything by the book . If their lease says there is a penalty for late payment , enforce it . In most cases verbal agreements are very hard to enforce . It is always better to have everything on paper .

Although I personally have owned rentals in 4 different states, I am more experienced in New Jersey, so I can speak from that vantage point. In the state of New Jersey, the last time I checked, the tenant has 30 days to retrieve any items they left behind. However with that said, it is not 30 days from the day they move out, it is 30 days from the date you file the paperwork that the tenant moved out.

In Trenton, once the 30 days has lapsed, you can basically do whatever you want with it. I normally donate it to charity, and that is the God's honest truth. If I kept all the stuff left behind by tenants, I would have no room in my own house. I know some landlords sell things on eBay, etc, but I just don't have the time for that. You'll have to check to see what your area allows and then decide what is right for you.
