Becoming a landlord, advice please!? (Answers: 2) (Comments: 0)

My husband & I have been unable to sell our property & have decided to rent it (unfurnished) out so that we can move house. I was a landlord in the past for a few years but that time it was through an agency & even though they were reputable they let me down. We've decided this time not to use an agency & I have been investigating everything we need to know and do to protect ourselves & comply with legislation. I've made a list of things I plan to do. If there's anyone out there with experience in this area who could cast their eye over it & let me know if there's anything I've not thought I'd really appreciate it: Join the NLA Tenant Check (via NLA) Fire Blanket & extinguisher arrange mortgage Arrange deposit protection Rent guarantee insurance Professional Inventory Gas check certificate PIR electric report PAT electric appliances Landlord house insurance Also a few further Q's Who usually pays the deposit protection and who pays the credit check? landlord or tenant? How often should the PIR be carried out? and is PAT testing compulsory or just best practise? Any advice & answers would be much appreciated!

All landlords should tenant screen potential consumers. I do believe if a difficult financial situation arises and you have been in good standing with the landlord for years, then they should be a little more leanent.

All serious landlords should perform tenant screening to weed out the bad eggs.

A landlord credit check is something I use to help me make my decisions on prospective tenants. I understand people might have credit problems, but I have a decision to make and I need to make the best decision which includes, "can this person afford to live here and be a good tenant". The landlord credit check provides a very good outline of this person and I recommend to include this at all times.

When dealing with tenants and a tenant screen you have to do everything by the book . If their lease says there is a penalty for late payment , enforce it . In most cases verbal agreements are very hard to enforce . It is always better to have everything on paper .

Just reserve your landlord credit check for serious applicants who have viewed your property and are truly interested in becoming your tenant. To get your hands on someone's credit report, you will need to turn to your local credit reporting agency. Every credit report will usually about $20 to $30 and it's up to you to decide whether you or your tenant will be paying for it.

Do My Own Evictions
you rent a house, mobile home, apartment, or condominium in Texas, one of the most important investments you can ever make is renters insurance. Texas tenants have not been a targeted market in the have insurance industry until recently. Unlike homeowners and landlords, Texas renters have historically been classified as short term clients. Carriers have tended to pass over them, preferring instead to write policies for the homeowner and the landlord. Few noticed the importance of the tenant and the need for tenant-specific renters insurance. Texas has grown tremendously in both size and diversity, however, and things have begun to change.

You should always research the property you are moving to just to be safe for yourself and children. Always make sure they provide a tenant screen for all residents so that way you know the people around you are safe to be around.

The large number of frustrated people out of work grows daily, creating an environment where accusations can prompt job seekers to seek legal or other means of satisfaction. Disgruntled applicants can for example see that the new prospects have a past which probably should have excluded them from consideration of certain types of living situations because of a tenant screen.

Allot of landlords have history of getting money out of people and evicting them as there way of screwing them over I learned from experience to always have a back up plan for court and to do a landlord credit check before any serious paperwork.

An important step in the right tenant for your house is the Tenant Credit Check. Most new owners are concerned that this crucial step. The good news is that with the development of Internet technologies, the process is easier than ever before. Let's take a look at why you need to check each prospective customer.

Being a landlord is not as easy a job as you might think, nor is it easy money, there are a host of different problems you will need to deal with from tenants leaving your property damaged to having to deal with tenants who do not pay the rent and will not move off of your property. Eventually you may even need to serve an eviction notice as a part of the process of getting them off of your property so that you can rent it to someone else. A free eviction notice form is the document you will need to do this and is available through many different Internet sites online.

Real State
Although I personally have owned rentals in 4 different states, I am more experienced in New Jersey, so I can speak from that vantage point. In the state of New Jersey, the last time I checked, the tenant has 30 days to retrieve any items they left behind. However with that said, it is not 30 days from the day they move out, it is 30 days from the date you file the paperwork that the tenant moved out.

In Trenton, once the 30 days has lapsed, you can basically do whatever you want with it. I normally donate it to charity, and that is the God's honest truth. If I kept all the stuff left behind by tenants, I would have no room in my own house. I know some landlords sell things on eBay, etc, but I just don't have the time for that. You'll have to check to see what your area allows and then decide what is right for you.

What might look like garbage and worthless stuff to you, are the tenant's belongings. For that reason you must protect yourself and follow the law when it comes to getting rid of what is left behind.
