previous to enterting the property should there be any agreement by law between the landlord(s) and the tenant as to the content of that property. For example acknowledging there was a microwave in full working order?

Definitely. You should have a list (with pictures too) of what's included and the state of appliances and content. This should be signed by both Tenant

Hi,
me and my housemates have been livin in property rented from agency. Owner of the property is living next door. We ve been having the problems with the both-agency, landlord. 1)Our tenancy agreement does not state maximum number of people living in the house. We are paying rent for whole house(not per room or per person). Our landlord said that she is not happy that there is more than four people in the house and that she might want to increase rent. Such clause specifying number of people in property is not included in contract. Does she have a right to increase our rent?
2) Our washing machine broke down month ago and landlord is not willing to invest in new one as she claims that it is too expensive (second hand washer is just 60 pound)

A bit of grey area
These answers will need to be properly confirmed by a property agency or lawyer.. but..
1] Even though your agreement doesn't state you can't have more than 4 people.. it also doesn't state you CAN. The landlord cannot just increase your rent in this term period. But, when your lease is to renew she can. She may also be able to apply to increase your rent in THIS term so be careful.
2] If the washing machine was part of the fixtures listing in your rental agreement then it's the landlords responsibility to fix or replace it. You should contact the agency you rented the property through.. they should be able to sort this out for you.

Check the fine print in your rental agreement papers you signed but yes you should be able to get out by giving your notice period.

Previously Defective Housing
Hi, I live in a Housing Association property which was originally a defective Airey PRC house. This work was completed by the pevious owners of the property 'The Council'. How do I get information to prove the work was carried out or is it now the Housing Associations responsibility to prove the work was carried out? Thanks

Before returning a tenant's deposit can we ask to see proof that all utility bills (electic,phone,tv,etc) are paid up to the date of departure?

Advice needed please
My sister rents a 2 bed flat. The door that separates hallway and front roon is a wooden door with 2 massive sheets of untuffen glass. whilst carryin her new born she pushed the door shut with her foot, it shut (not hard) and the sheets of glass smashed everywhere cutting her arm in several places. we explained this to landlord but he is now ringing me sayin she has to pay the cost of new glass, 100 pound! Is this right?? please advice needed help :s
